Commercial Real Estate
Our depth of experience includes representing real estate developers, builders, and lenders in all aspects of acquiring, financing, developing, and selling real estate.
We routinely participate in large, complex and creative real estate transactions, while still taking great care with smaller projects. With real estate attorneys licensed in multiple states, we also frequently serve as local counsel to developers involved in multi-state deals on matters of local law and provide the state law opinions their lenders require.
We handle all aspects of real estate development with ease, including:
- Large scale and mid-sized project development involving mixed financing, including LIHTC, construction loan, municipal bonds, various HUD subsidies and loan guarantees,
- the negotiation and drafting of transactional documents,
- all due-diligence issues related to property acquisition and financing, including survey review and title certification.
Our regular representation of both borrowers and lenders in transactions, including mixed-financing, enables our attorneys to consider the transaction from multiple perspectives to better negotiate terms favorable to our clients needs.
We encourage our clients to involve us early in the process, preferably prior to execution of the equity providers letter of intent, purchase and sale contracts, or any loan commitments.
Regardless of what type of transaction it is, it is easier to accomplish the client’s objectives if we control the first draft of the documents. But even when we don’t have the opportunity to shape the transaction initially we still negotiate with the other parties to assure that our clients interests are, and remain, protected.
